Has1091 LLC pays $2.5 million for the Levittown service station lot in Sabana Seca, Toa Baja, $800,000 under its 2006 price
Has1091 LLC has bought a 2,087 m2 commercial lot at the corner of Avenida Sabana Seca and Avenida Los Dominicos in Levittown Lakes, Sabana Seca, Toa Baja, for $2,500,000, on a sale deed recorded on June 5, 2026. The property last changed hands in March 2006 for $3,300,000, so the new price is $800,000, or 24%, lower.
The Puerto Rico Land Use Plan classes the lot as urban land, served by roads, water, electricity and other infrastructure in areas already consolidated by building, though the class alone does not make a lot buildable. Its zoning is C-I, an intermediate commercial district for commercial areas serving several neighborhoods and for commerce in the municipalities' founding town centers.
A service station with a permit renewal pending
The property has 5 permit filings over the past 24 months. Three are single-permit applications for the Levittown Service Station: two filed on October 31, 2024, one of them approved, and one filed on October 13, 2026, four months after the sale, which is incomplete. A single permit bundles into one application the use permit, environmental compliance, fire prevention certification, sanitary license and other authorizations a business needs to operate. The station's works description lists a gas station and mini-market with sale of sealed alcoholic beverages and cigarettes, sale of motor vehicle parts, two adult entertainment machines and electronic lottery.
The other two filings, from August and September 2025, belong to a project named Los Esmayao Toa Baja: a consolidated construction permit to anchor a food-truck trailer, and an environmental compliance determination by categorical exclusion, which certifies that a predictable or routine action needs no further environmental planning. Both are incomplete.
