Three communities on Carretera 187
The three communities lie along Carretera 187 in Barrio Medianía Alta. There are 94 properties whose addresses name Las Carreras, Villa Cristiana or Parcelas Vieques; 88 of them, 94%, sit in a FEMA flood zone, 85 in zone AE and one in the coastal high-hazard zone V. The barrio as a whole is little different: 1,448 of Medianía Alta's 1,663 recorded properties, 87%, are in a flood zone, against 32% in neighbouring Medianía Baja and 56% in Barrio Pueblo.
Property rarely changes hands there. One sale was recorded on those 94 properties in the 12 months to October 22, 2026, for $120,000 on December 30, 2025, and the homes listed for sale there today, both in Villa Cristiana, ask $65,000 and $175,000.
The wider barrio
Across Medianía Alta, 84 sales were recorded in the 12 months to October 22, 2026, at a median of $230,000 and a top price of $380,000. On October 22, 2026, 41 homes were listed for sale in the barrio at a median ask of $245,000 and eight for rent at a median of $1,488 a month. Short-term rentals outnumber both: 201 were active in Medianía Alta, 194 of them entire homes, at a median nightly rate of $255 over the last 90 days, out of 310 in the town.
The governor declared a state of emergency over coastal erosion in Parcelas Suárez and other communities on Loíza's northern coast in May 2026.
What comes next
No construction permit for coastal protection has been filed in the three communities in the 12 months to October 22, 2026. The eight permit filings there in that period are small: three were approved, for a cafetín and a retail business on Carretera 187 and improvements to the Parcelas Vieques ballpark.
