Gama Group pays $3,300,000 for the Puma station on Marginal Los Ángeles in Carolina; a Texaco permit followed two days later
Gama Group Inc. bought the property at 17 Marginal Los Ángeles, Urbanización Los Ángeles, Cangrejo Arriba, Carolina, 00979, from Puerto Rico Energy, LLC for $3,300,000. The deed was recorded on September 23, 2026. The lot covers 1,996 m2, 86% of it in the C-1 commercial zoning district.
The deed is a sale. That is the contract by which a seller undertakes to transfer ownership of a property to a buyer, who undertakes to pay a set price.
The buyer, the seller and the property
On the same day, Gama Group Inc. recorded one other purchase: a $1,100,000 sale deed on Carretera 174 in Minillas, Bayamón.
Puerto Rico Energy, LLC, the seller, has been selling properties this year. It appears as the seller on nine sale deeds recorded between January 30 and September 29, 2026, this one and the Bayamón deed among them, with prices that add up to $20,150,000.
The property has 3 permit filings on record over the past 24 months. Two projects appear among them. Each one used a single permit, an application that bundles the use permit, environmental compliance, fire prevention certification, sanitary license and other authorizations a business needs to operate.
The earlier project is PUMA LOS ANGELES, with a single permit approved on a filing of February 10, 2025. The later one is TEXACO LOS ANGELES, with a single permit approved on a filing of September 25, 2026, two days after the deed was recorded. Its applicant described the works as "GAS STATION - MINI-MARKET - SALE OF SEALED ALCOHOLIC BEVERAGES - CIGARETTES - SALE OF MOTOR VEHICLE PARTS AND ACCESSORIES". A filing does not establish that work started or finished.
Sales in the neighbourhood and the city
Cangrejo Arriba recorded 765 sale deeds in the 12 months from November 2024 to October 2025, at a median price of $200,000. In the 12 months from November 2023 to October 2024, the neighbourhood recorded 919 sale deeds at a median of $195,000. That means fewer sales in the more recent year, with a slightly higher median price.
Carolina as a whole followed the same pattern. The municipality recorded 2,483 sale deeds in the 12 months from November 2024 to October 2025, at a median of $150,000. In the 12 months before that, it recorded 2,667 sale deeds at a median of $139,995. The most recent year brought fewer filings of this kind across the city, at a higher median price.
