Dorado files second construction permit for a school's facade
The Municipio de Dorado filed a consolidated construction permit on September 28, 2026, to rehabilitate the facade of Escuela Jacinto López Martínez, the school facing the Plaza de Recreo in Barrio Pueblo. The filing is incomplete, and no approved construction permit is on record for the works.
It followed an infrastructure recommendation request filed June 22, 2026, which is approved. That request goes to the permits office before a construction permit or consultation, to check whether infrastructure is available for a project. A consolidated construction permit combines the construction, remodeling, demolition and urbanization works permits into one.
A case open since 2023
The facade case opened in early 2023. Filings dated February 8, 2023 carry an approved archaeology and historic conservation recommendation and an approved environmental exclusion, and a first consolidated construction permit was filed the next day, February 9, 2023, with no status on record. Two health and safety recommendations filed April 20, 2023 are approved, as is an extension or reopening request filed March 19, 2024.
Between April 2024 and June 2026 the case added seven infrastructure recommendation requests: four approved, two archived and one, filed May 14, 2026, pending. The filings give the works a built area of 1,411 m2 (15,187 sq ft).
A historic district by the plaza
The school's lot covers 15,194 m2 (163,544 sq ft). Of it, 72% is zoned Sitio Histórico, a district for sites listed in the Planning Board's register of historic sites, and 28% Residencial Intermedio, an intermediate-density residential district.
The town hall, at 75 Calle San Quintin, 49 meters from the school's lot, has a municipal repair case of its own for damage from hurricanes Irma and María. Its consolidated construction permit, filed August 11, 2023, was archived. The case returned to the infrastructure step with requests filed June 17, 2026, with no status on record, and August 31, 2026, which is incomplete.
A separate facade case for the town hall went further. Consolidated construction permits filed December 27, 2022 and July 12, 2023 were archived, and a third, filed February 15, 2024, is approved. The town hall's hurricane repair case and the school's facade case have no approved construction permit on record.
