What the convention covered
The centerpiece was a preview of a housing market study the association commissioned from the firm Estudios Técnicos, with the 2025 data gathered so far and a full study due next year, the association's president told the outlet. A panel looked at tourism development projections for the next five years, and an afternoon session covered strategic opportunities for construction firms and financing sources for affordable housing that are not widely known in Puerto Rico.
The second day presented Plan Vive, a public-private program of the Madrid region that puts publicly owned land on the market to build 16,500 affordable rental homes, 10,000 of them already tendered, built or delivered in five years, according to the outlet. Another panel discussed how traditional shopping centers are turning into mixed-use lifestyle destinations.
The association's priority for the rest of the year is the substitute bill for the permits reform, an 853-page measure it has begun to analyse, the outlet reported. Legislative leaders and the governor were on the agenda, and the association's president said she hoped for a reform that can be carried out and serves everyone.
The market the builders are looking at
The median asking price for homes listed for sale in Puerto Rico is $297,160 (October 2026), 4.4% (October 2026) lower than a year earlier. That is what sellers want for their homes, and it is not a price any buyer has paid.
Sellers had 10,461 (October 18, 2026) residential properties actively listed across Puerto Rico, equal to 3.8 months (October 18, 2026) of supply, a partial figure that leaves out the most recent months of recorded sales. The median for-sale listing has been on the market for 24.8 days (October 2026), also a partial figure, because it counts every listing taken off the market as a sale.
