Vega Baja home asking prices jump by about a third in a year
The Vega Baja Community Land Bank has completed its first property sale: a vacant one-story concrete house at 23 Calle José Julián Acosta in downtown Vega Baja, sold for $50,000 to a local resident who must rehabilitate it and rent it as affordable housing for at least five years, the San Juan Daily Star reported on October 20, 2026.
What was sold
The property, which the land bank identifies as VB-84, has three bedrooms, one bathroom, a living room, dining room, kitchen, balcony and a separate service annex on a 187 m2 lot, according to the outlet. It was sold as is, and the buyer carries all the rehabilitation work. Under the purchase agreement the home must be offered through the federal Section 8 program or at HUD fair market rents for at least five years. No tenant has been identified yet.
The house entered the land bank's inventory through the municipality's public nuisance property program: the municipality took title by judicial expropriation in July 2025 and transferred it to the land bank by deed in September 2025, the outlet reported. Officials evaluated the property, ran a public solicitation and reviewed the bidders' finances and rehabilitation plans before closing. The Center for Habitat Reconstruction gave technical and legal support, according to the outlet. A second property, VB-94 on Calle Tulio Otero in the Pueblo ward, is under option and awaiting mortgage financing through the Pronto Pa' Tu Casa program.
