Vega Baja restaurant property fetches $1.25 million, up from $527,000
Ocean View Guest House, LLC bought the property at 316 Calle Mar Bella, Puerto Nuevo, Vega Baja for $1.25 million, in a sale deed dated May 18, 2026.
The seller had bought the same property for $527,000 on February 24, 2022. The new price is 137% higher, a little over four years later.
Of the sale deeds in Vega Baja dated 2026, only one carried a higher price: a $1.325 million sale in March, also in Puerto Nuevo. No sale deed on a retail property in the town since November 2025 carried a higher price.
The lot covers about 1,960 m2 and is zoned C-L, the light commercial district, on 98% of its area. The price works out to about $638 per m2 of land. Most of it lies in mapped flood zones: 64.7% in zone AE and 31.3% in zone VE, the coastal high-hazard zone.
Restaurants at the property
The property holds restaurant space. Galaxy Sport & Grill holds an approved single permit for a restaurant with retail sales of alcoholic beverages in unit D, dated August 26, 2026; a follow-up filing on the same case, dated the same day, is incomplete. Its filings at the property predate the sale: it asked for an administrative review of its restaurant permit on May 28, 2025.
La Fritanga, a small café with retail sales of alcoholic beverages, had its single permit approved on June 4, 2024. A later filing on the same case, dated September 22, 2025, is incomplete.
