Montemar plan for 200 residential lots in Santa Isabel clears an infrastructure review
A plan to install utilities for 200 residential lots, named Urb. Montemar, on road 153, km 10.4, in the Jauca area of Santa Isabel, has an approved infrastructure recommendation request, filed May 28, 2026. An infrastructure recommendation request is filed with the permits office before a construction permit or consultation, to check whether infrastructure is available for a project; it does not mean work has started.
An environmental filing for the same plan describes 200 single-family homes on lots of about 350 square meters, and says the owner, with the municipality, asked to reclassify the land from rural to urban and transitional uses.
The land
The property measures 562,979 m2 / 6,059,860 sq ft. The Puerto Rico Land Use Plan classes 97% of it as common rural land and 3% as urban land, and 97% of it is zoned R-G. It has 94 permit filings on record across all years.
