Soca Properties LLC pays $1 million for a Harbour Drive property in Candelero Abajo, Humacao, that sold for $3.6 million in 2013
Soca Properties LLC bought a property at Candelero Abajo, Humacao, from Palmas del Mar Properties, Inc. in a sale deed recorded on July 14, 2026. The deed carries $1,000,000 on one property record and $100,000 on a second record at the same site. The lot, on Harbour Drive, covers 9,174 m2, belongs to Urbanización Harbour View in RED Atlas records, is zoned PDM and is classed as urban land in the Puerto Rico Land Use Plan.
The seller acquired the property in a sale deed recorded on December 12, 2013 with a price of $3,617,534.52, and an exchange deed with a recorded value of $2,000 was entered on the lot in April 2023.
Fewer sales, higher medians
In the 12 months from November 2024 to October 2025, buyers and sellers recorded 259 sale deeds in the Candelero Abajo neighbourhood, fewer than the 340 they recorded in the 12 months from November 2023 to October 2024. The neighbourhood's median sale price moved the other way, to $410,000 in the more recent 12 months from $390,000 in the 12 months before.
The whole municipality of Humacao followed a similar pattern. Its sale deeds numbered 873 in the 12 months from November 2024 to October 2025, fewer than the 1,011 of the 12 months from November 2023 to October 2024, and the median sale price rose to $137,000 in the later period from $127,000 in the earlier one.
